Albania looking for Fair Elections

26/6 In the next few days the Albania people and the world will know the outcome of the latest general elections in Albania. We along with millions of others will be looking if the elections can be shown and proven to be democratic and honest. A non corrupt result, no matter who wins, will help establish Albania as one of the leading countries making their way towards being part of the European Union in the next 4 years.

Albania Property and Albania Economy Investment

13/3/09 Albania Property Albania, like all countries with EU entry on the horizon there are great prospects for property investment. But Albania has had one of the most effective fiscal systems of government of all the Balkan states; enjoying solid economic growth for the last decade, and making a series of excellent fiscal and economic reforms during that time.

This meant that -- unlike some Balkan states -- for Albania, the chance of becoming a member of the EU was only a boost to its economic potential.

Albania's Investment in economic and fiscal reforms successfully brought a quarter of the poorest in the population out of poverty between 2002 and 2007, which then led to the World Bank upping Albania to a middle income country in 2007. This meant Albania became eligible to apply for loans from the World Bank and other sources for infrastructure development as oppose to relying on grants. This news was supplied by Liam Bailey ( an overseas property investment specialist )

Albania Property and Montenegro still popular

March 2nd - Most of the UK National newspapers (not counting the tabloids) have almost completely stopped covering overseas property and in particular Albania Property; especially overseas property investment. The Express and The Times are the only two still making regular posts to their overseas property sections, but even they are tending to stay away from overseas property investments.
This time last year all the major UK newspapers had bustling overseas property sections, and were frequently covering articles on various countries investment potential, but now they are mute.

An article in the Times today even went as far as scoffing at overseas investors, Karen Robertson writes:

"All those optimistic souls who, in more financially buoyant times, could be persuaded by sales sirens brandishing glossy brochures and cocktails with umbrellas in them that you can have fun and make money if you invest in a second home are finding that the banks will no longer fund the dream."

None the less the article was portraying a destination overseas as still doing well despite the credit crunch, a stretch farther than most papers are willing to go in these 'credit-crunched times'.
The Express is the only one to recently recommend overseas property investment in 2009: at the beginning of last month the Express' Jane Slade wrote a particularly positive piece on the prospects for Crete as a property investment destination for 2009.

The Express piece is particularly promising. Liam Baily of Property Abroad writes : I believe the flow of positive information is almost, if not as important as the flow of credit in increasing UK purchases of property abroad. Of course no one is considering buying overseas property if they are in fear of their jobs, but the Times piece shows there are still plenty of buyers out there spending their savings on expensive holiday homes abroad. An increased flow of positive information may have them putting some of their savings into overseas property investment.

Bailey continues:Overseas property investment has become a sore subject but in reality, compared to 1% interest on savings it is still the better option. Not all markets have experienced drastic price drops. In fact prices are holding in most (if not all) of the markets I was recommending last year; places like Montenegro (then -- now, now) and Albania Property (then -- now).

He finishes by commenting:Maybe they aren't seeing the 20% growth they were, but their resilience to the credit crunch shows a robustness, that makes projections for property price growth in the mid-long term all the more reliable.

Albania - Still an Investment Opportunity
Feb 15th - Albania is still very much a strong Investment Oppotunity for those seeking mid to long term investment return.
Despite the world financial downturn, it has showed impressive economic performances, and has seen a fair amount of new development.
Although Albania Property price rises are still happening on the coast and Tirana, at about 10%,the percentages were not as high as countries like Dubai, Montenegro or parts of Asia. We have always wished this to happen, as it is important to allow the property sector to show genuine and realistic price levels help keep the economy in check. A small but conistent growth also allows for more locals and foreigners to buy into the market and obtain finance through local banks.
Albania has learnt from the problems caused by many other so called "advanced" countries and will keep finance under control.
It still remains economically robust and growing internal incomes will cause rising demand for quality properties, and the property ladder will begin.

NATO, EU, Elections - Crunch year for Albania !!

Jan 22nd - In a meeting of the Foreign Investors Association of Albania yesterday, the Head of the European Commission Delegation to Albania, Ambassador Helmuth Lohan, made the following comments: “Politically, 2009 will be a benchmark year for Albania: NATO membership, general elections, the request for EU membership will be some of the outstanding events.

Two major conditions for 2009 to be a successful political year for Albania are spelt out easily: the conduct of free and fair elections held in line with international standards, and the continuation of reforms that enhance the rule of law and demonstrate Albania’s democratic maturity.
In 2009 therefore and in spite of the global economic problems, Albania could make substantial headway in becoming more attractive as a destination for foreign investment, and for doing business in general.
I am sure that the business community has every interest in this development and will support it wherever possible.”
