Albania: Often referred to as the "Switzerland of the Balkans" this beautiful, historical land that is found across the water from Italy and bordering Greece has it all. It has glorious beaches running up from the south to the north, warm waters, long summer season, historical protected sites, huge snow covered mountain ranges and the busy cosmopolitan Capital city of Tirana. It is a major trade route between western Europe and Russia and offers mortgage finance to locals and foreigners
Unlike many other Balkan countries, Albania does not offer an unlimited choice of ruins, cute stone cottages or large sophisticated villas. Albania has been decimated by wars over the course of history as well as a stranglehold by communism in the last century. This has left this wonderful almost virgin country with a void to fill. It is their intention to do this as quickly as possible as they try to catch up with everybody else.
The critical issue in Albania, like so many others before, is having clean title deeds to property. Where illegal properties have been built, they are being taken down and where clean papers exist the opportunity for building is unlimited. We ask the lawyers to verify that all papers are clean before properties are introduced to the market.
In the bigger towns and the city of Tirana there is a huge amount of development of apartment buildings and to buy land in the centres is scarce. But due to the popularity of these apartments to purchase, by the Albanians, there is still very much a shortage of supply due to demand. It is straightforward economics that dictates that the prices of these apartments have risen by around 30% a year over the last few years and will continue to rise as the development creeps into the suburbs which at present is only 5 minutes drive.
We have a number of existing straightforward investment opportunities within Tirana at present which represent both the short term "get in get out" policy or the longer term with rental yield. Land purchases should always be bought for the long term and more often than not come with government planning permission when sold through us. Land prices can be had for around 55 euros per m² on the coast but can rise to around 150 euros in some places with planning permission.

Resales of old style apartments on the beach, around the lakes or mountains are still a rarity but as many locals push towards the larger towns and city then more are becoming available. At present we are selling apartments for around 50,000 close to the beach with views.
This is a country in its infancy for developing and selling properties as investments. It is still learning and this is just the time to get in.
